This is another reason why The Roof Resource exists. The transparency is unheardof, as you now know. Thank you for sharing great stories!
Only metal roofing is lasting decades now without needing repairs.
I must have been watching too many metal shingle videos last year.
I am finding it harder and harder to justify an asphalt roof for my house. Aside from finding a contractor or crew that I trust (it's complicated…), I can't see using what is really a "disposable" material for a roof surface. Today I was prepping another section of my roof for stripping and was reminded that fiberglass shingles are just that: fiberglass mats soaked in asphalt and topped with grit. "Glorified tarpaper" was my thought as I looked at the tattered and eroded edge of a very old shingle.
That said, I have almost been convinced some shingles used in "fortified" roofs would be OK, but having to do a roof all over again in a couple decades (if I'm lucky) doesn't appeal to me. The Euroshield shingles are impressive too, but you don't just buy those off the shelf at a local store around here. Do I need to say that screw-down barn-metal is out of the question? So, I keep finding myself dreaming about metal shingles and even considering making them myself. I'll have that guy at Roofing University to thank if I end up with 3000 pounds of Kynar 500 coated steel in my carport, especially his hand crafted metal shingles video and his diamond tile installation videos. The Millennial Roofer doing that steeple gives a guy ideas too.
While I mull my options, the DIYer in me is doing what I can: strip the old shingles, install the new deck, and fix some issues while I've got the hood up, so to speak, like adding truss screws to help keep the roof on when the big one hits around here. The Stormguard underlayment on top of the new plywood deck will do as a roof surface for now–better than the roof I had, for sure! Fun fact: that stuff is rated for 90 day exposure, but here I am 9 months into this project and I get to find out if winter can do anything more to it other than the small delaminations of the blue walking surface that I see here and there now.
That step has to be done–the 70 year old nails in those those old roof boards are just roof killers now, given that the majority of them are already loose and many have been working their way through the tarpaper and shingles from the backside.
Actually, in addition to helping the cash flow situation for now (two years of cancer treatment is expensive even with insurance), doing this much myself has been an eye-opening exploration into the hidden, miserable, life of asphalt shingles and a revelation of the sins of previous roofers and carpenters too. They are a lower cost, short term option, but my mind gnaws on the idea that the money for an asphalt roof installed would just as easily pay for the materials for an almost once in a lifetime roof.
GO BILLS!
I had Raindrop but had them removed. They were not installed properly. Had the gutters rehung twice and finally removed them on the recommendation of my roofer. This was not the original roofer.

Almost all shingles made in that 12 years do not last. 16 year old roofs look better than the ones installed 12 years ago. The new architectural shingles are no better than 20 year 3 tabs.

Metal roofs donāt last much longer than shingles in Florida unless they are pure aluminum, which is way more expensive for the homeowner. Most āmetalā roofs are galavalume, and will rust at the eaves and become much less wind resistant once that starts to happen, even with hidden fastener system. And if you use an exposed fastener metal roof system, the fasteners will all have to be replaced before the roof, as they will most likely corrode, even if all stainless steel, the rubberized washer will deteriorate. I can go on.. but the main difference between a shingle roof and a metal roof is, that if you have a metal roof, a door knocking scam artist canāt knock on your door and go up top, lift some shingles and tell homeowner itās wind damage and then sue the insurance. One more thing Iāll add, many neighborhood in Florida have large old growth oak trees, and when pieces/small branches fall and dent the metal roofs, they look like crap and are much more expensive to repair than shingles, same with hail, they end up looking like a dented car
Shingles will be dead in ten years. GAF must have failed because they were supposed to have already dropped there new rubber type shingle. A shingle that is almost indestructible and will last a lot longer. Shingles are a SCAM and there now a RIP OFF. Both labor and material cost is a rip off. Meanwhile its illegals must who are getting paid under the table doing all the work. Only one person on the crew will have a tax id number under a business name. They can cash the check at a gas station or check cashing place. Then they paid each of there crew members with cash. The game is FCKED up.
They should ban DARK color shingles. But not completely. I don't want to have to buy a metal roof next go round. 7:25 I'd swap 4 and 3 around personally. The #3 tend to break apart over time. I've replaced MANY of those wire mesh leafguards over the years that were rusting once the coating gets scratched or sun damaged. Leaving holes and/or rust streaks down the front of the gutter. They also collect pine needles even worse than #4. Though they let the roof granules go into the gutter easier than #4 does. But you should really be cleaning your leafguards off once a year anyways, at least.
Nowadays, it depends on the manufacture of shingles you use proud to say I donāt have a problem here in Florida with the manufacturer I use they hold up to the storms like youāll see and hurricane hit areas some shingles stay on and some donāt nobody pays attention to the manufacturers undamaged roofs I do of course youāll have damage on three tab roofs normally older than 12 years old , builder grade shingles, which should be outlawed to be used in Florida and then thereās a manufacturers in architectural shingles that fail and should be made accountable. there Metal that get damaged also and a large amount of tile roof, the get damaged and are very expensive to replace and have a high cost of maintenance. once again On educated or just corrupted Tallahassee making poor decisions again.
Go Bills!
Asphalt shingles aren't likely to last 30 years in Florida. But 30 years isn't much of a consideration, given that the insurance companies were requiring entirely new roofs after 15 years. Only recently did Florida laws change to allow investigations of roofs at 15 years, but also limiting insurance's exposure to a pro-rated amount, based upon the anticipated life span.
The Florida insurance market is relatively corrupt, but it didn't help that roofing companies blew open the market with insurance scams over the past 10 years. We were forced to replace our roof (18 years old, had no issues) due to being forced by insurance – this was prior to the law changes. We ended up paying out of pocket while we know several neighbors and family members that essentially scammed new roofs from insurance companies.
After every storm, roofers would come by and ask two questions:
1. Did you have any storm damage?
2. Did you want them to "find" storm damage?
